This suburb sits on the former Rosebery Racecourse and Botany Swamps, and that history still shapes what fails here. It's mostly medium-to-high density flats north of Grafton Street.

That includes three large public housing estates from the 1960s-70s redevelopment of the racecourse site. South of Grafton Street, single-storey brick houses are more common, many still running original vitrified clay sewer lines that fracture and shift out of line as the ground beneath them settles.

The suburb also sits over the Botany Sands aquifer on that former swampland, so a shallow water table can intrude into older below-ground drainage wherever it's damaged.

New Crown Group apartment towers on Evans Avenue bring an entirely different risk, with freshly fitted kitchens and bathrooms full of flexi hoses that weren't there a decade ago.

Older clay-pipe failures go through blocked drains, while the newer flexi-hose bursts are a burst & leaking pipes job, no matter which era of the suburb is on the line.

The rapid 1960s redevelopment of the old racecourse site also left some properties with quick-build fittings now reaching the end of their working life. It's a pattern we see less often on the suburb's slower-built streets.

Florence Avenue's primary school has served the estate since it opened as an infants school in 1938, and a nearby war memorial marks the site where the 1st Light Horse Regiment once trained.

Eastlakes Reserve on Barber Avenue gives the older estates their local green space, with a playground, barbecues and a rotunda. The Grand Eastlakes on Evans Avenue, anchored by Woolworths and Aldi, has replaced the old shopping centre as the retail hub.

There's no rail station within the suburb. Mascot station is about 3km away and the light rail at Kingsford roughly 2km, with bus routes and Southern Cross Drive carrying most local traffic to the CBD and airport.

Two more patterns crop up consistently, on top of the drainage and hot water problems above.

Burst flexi hoses in dense apartment living can cause serious water damage across multiple units before anyone notices; burst & leaking pipes is who to call.

Sewer surcharge is a real risk where the high water table meets aged clay sewers, backing waste up into low-lying properties during heavy rain.

The suburb's population is genuinely mixed, spanning the public housing estates, older brick semis and the newer apartment towers, with owners and renters represented in fairly even numbers. Everyone gets the same plain explanation, no matter which block they're in.

Church buildings on Harry Street and King Street, an Anglican parish and a Uniting congregation, mark two of the older community anchors that have stayed put through every redevelopment wave the area has seen. It's a suburb that keeps its landmarks even as the housing around them changes shape.

Botany's our patch, and this suburb falls on the same run we cover most weeks, both sitting inside Bayside Council. The shallow water table and the clay-pipe drainage common on both sides of Grafton Street aren't a surprise to us.

An older estate unit and a new Evans Avenue tower get exactly the same 15+ years of experience and the same fair price, no distinction made either way.
